What is BAL?
When building a new home, there are many factors that come into consideration. As new land opens up, it is often close to areas of bushland and therefore it is important homes in these areas are built with the correct measures in place
In an effort to help better prepare homes for the potential threat of bushfire, the Government implemented a Bushfire Attached Level rating (also known as BAL) that is applied to residential land throughout the state. These ratings determine extra requirements and/or the building materials that can be used when building in a specific location.
The Bushfire Attack Levels range from non-existent in built up city areas, to BAL 12.5 where grass fire is the main concern and this applies to most new housing estate areas. The ratings then increase to BAL 19, BAL 29, BAL 40 and BAL FZ, depending on the proximity to bushland to the lot.
The CSIRO Division of Building Research Victoria, produced a paper outlining the features of a house with high fire-resistance. Major factors were:
- Steel wall frames, with gypsum board linings for further protection
- Concrete slab floor
- Eliminating timber in the roof
- Brick veneer external cladding
